If you are an apartment owner,next time be careful when you approach your tenant.A London based Kenyan has sued his landlord for what he terms mishandling and character assassination charges.This incident happened at a suburb near Heathrow Airport where the tenant has been living for more than a year now.

He claims that on 17Th of this month,the landlord approached him in his house and in the presence of his own brothers who have been visiting him,he claimed that his brothers could have been involved in a robbery at one of the neighbouring apartment a week earlier.

It is said that a commotion ensued in the effort by the apartment owner to push the brothers of the tenant out of the compound and in the process the landlord mishandled the tenant.
Its now understood that the tenant has sued his landlord for character assassination and want to get compensated for the damages caused to him.

The internet service provider says it intends to grow its business and drive sales through franchising its regional branches which has proved successful in other market sectors. This will also spearhead the initiative of taking ICT innovations to the local communities across the region.

Swift Global's General Manager Nick Odero said the project is aimed at creating partnerships with franchisees in various parts of the country.

Through franchising, we will be able to maximize on profits and witness expansion of the business from earned profits through increased sales within the region while using the capital and resources of the franchises," said Odero.

The company which will, as a result of franchising, see its presence grow by 40 percent has recently kicked off the franchise in Malindi and plans are underway to identify franchise partners to sell Swift Global products and services in different regions in the country.

Odero added that his organization expects the new move to help in cutting down operational costs by about 20%.

"The burden of capital and operational costs is passed on to the franchisee, relieving the organization the pressure of closely scrutinizing the day-to-day operations of directly owned branches," said Odero.

It looks like this is becoming a big topic as talk of the fiber optic cable looms. There’s a short article in the Nation about this and it looks like the Indians are already looking at Kenya (why? why? why? can’t they just stay put in India?) — it would really depress me if outsourcing in Kenya was taken over by Indians! Do you think Indians would ever let a Kenyan owned company do business in their country? I know it’s a global economy, but you have to give first dips to your countrymen.

Besides, doesn’t India have a law that all foreign owned conglomerates must have minority Indian ownership if they hope to do business in that country? (I think the requirement is that there has to be 50% Indian ownership!) I hope the government doesn’t allow these Indian companies to just control the outsourcing industry in Kenya.
Anyway, that’s not what I want to talk about. I want to talk about the costs of setting up a call center in Kenya as outlined by the above article in the Nation. This is what the article says it will cost:
* Investors will need a minimum of $10,000 (Sh650, 000 under the current exchange rate) to set up a call centre using the technology (the new, cheaper technology being provided by the Indians)

* Currently, Skyweb, Precis and Kencall are involved in call centres. The minimum, that a firm could use to establish a call centre is Sh2 million, but the three firms have made investments of over Sh8 million each.
* It had not been possible in the past to set up call centres with less than 15 seats, with each headset costing $25,000.
* Call Magic {the new technology} will only require use of ordinary headsets that cost $2000.
So, I’m assuming that the $10,000 dollars is the total cost for 5 seats @ $2,000 dollars a piece. Then, all you’d have to pay for after that would be the monthly internet charges {with high speed connections, I’d assume} (how much would that run you today?)

Now, I want someone with experience in this industry to tell me what they think about this (because I’m curious and I wanna know and I want you to tell us what you know, so that we can all know whether this will put more ugali on our plates in the future….)

As a personal stylist I spend many hours reviewing wardrobes. Given the fact that we only wear a shocking 20% of what we buy, frankly most of my clients waste money. The buzz of buying translates into the unworn, there is nothing remotely glamorous about this. I have improved since I learned the difference between “clothes” and “fashion” and now wear most of my wardrobe until it wears out.

“Fashion” is last season’s sleeveless jacket. Hugely expensive, but did you ever see anyone wearing this?? This is a non garment too cold to be a jacket, too edgy to be worn often by most in public. “Fashion” is also the here today, gone tomorrow looks that reinvigorate your wardrobe. Shoes are a fantastic “fashion” statement and so are bags. Fashion should be fun!

We all need regular “fashion” hits but we should not pay too much for them. Remember the 80:20 rule, and do not pay over the odds for something you will wear only for a season or not at all. Buy the diffusion ranges or the better high street brands and look to wear for 2 seasons only.

Sometimes we are all hit with a “I will die if I don’t have that” and these instincts should be followed for the sheer fun occasionally but if you let them dominate your wardrobe you will have nothing to wear.

"Clothes” are what you actually wear 90% of the time so spend money on them, buy the best you can afford and look to keep them. A great beautiful coat in your style and colours will last 10 years so buy a more expensive one. The “fashionable” coat will last 4 months so don’t pay too much have fun with it buy a great colour and look to replace it.

“Clothes” are your signature style. Last summer when smocks were in most of my clients bought them, these are now part of the vast unworn in your wardrobe, along with the sleeveless jacket etc. “Clothes” should be items that you love deeply that you will wear for ever. Jackets, jewellery, coats, cashmere should not be dull but beautiful in rich colours. Fit is everything, buy for how you are now, not I might lose some weight or I am fat so I will buy a bigger size this does not work. Buy beautifully cut garments that flatter whatever shape or size you are.

If grey is in and it does not suit you don’t buy it. In short, learn what suits your body, learn what style you are and buy clothes that fit you. Baggy clothes generally don’t flatter and make you look fatter than you are. Go spend your money on fantastic must-have shoes instead or a great piece of jewellery and when things are in the shops that you love, that make your heart sing, that really really suit you, buy them. These will form a great wardrobe for many seasons to come. Aim to be beautiful and fabulous and you will be!

The Rot at nairobi City council

A friend recently pointed out the amazing work that Gakuo was doing with the beautification programme of the Nairobi City Council. “This man is a testimony that with a supportive government and the determination to succeed, one can achieve a lot within a short time.” As we stood on Kenyatta avenue admiring Gakuo’s handiwork, I concurred to a certain extent with those sentiments.

“My misgiving is that he is just one person in a sea of mediocrity holding sway at the City Council,” I remarked cynically. Incidentally, I’ve always wondered why the Mayor of Nairobi, Councillor Dick Wathika, never gets the credit for all the good work.

Nonetheless, over the last two months I’ve been studying a 136-page report that completely shatters this serene view of the Nairobi City centre. Written by investigators from the Kenya Anti-corruption Commission (KACC) and released in April 2007, this report reveals in great detail the horrifying rot behind the façade of reforms at City Hall.

Prepared by the KACC Directorate of Preventive Services and dated March 2007, it’s a detailed examination report on the systems, policies, procedures and practices of the City Council of Nairobi. I have read this document thrice and every time I did so, the enormity of what it says about various Council departments refused to sink in. Let me now share a few thought provoking issues from of this report.

The KACC report on the City Council of Nairobi

Many people will be surprised to learn that the Nairobi City Council has a workforce of 13000, of which only 711 (5.4%) can be considered to be skilled labour. According to the KACC report, this has created a bottom heavy unskilled workforce leading to poor service delivery. The Architectural section for example, has only three qualified Architects who supervise all projects in the City’s eight divisions. The section has resorted to delegating most of the supervision work to draughts men.

This has led to poor supervision of ongoing projects. It’s no wonder we have lots of cases to do with unstable buildings in Nairobi. The Architectural Association of Kenya (AAK) recently revealed that 90% of buildings in Nairobi are designed and built by quacks and are at a risk of collapsing. Crisis at the Planning department

The KACC report goes further to reveal the current crisis in the department of planning. Against the required capacity of 60, the department is 80% understaffed with only 12 qualified planners. These officers are expected to supervise development over the entire City. Needless to say, they have failed spectacularly in this task. Zoning rules are rarely followed by the planners, hence the mushrooming and haphazard settlement structures that are the hallmark of Nairobi in the 21st century.

The report adds, “The current crisis of over development in some parts of the City illustrates the ineffectiveness of the department of planning. Some of the notorious areas include zone 3, 4 and 5 (Kileleshwa, Lavington and Westlands) as well as Eastlands including Kayole and Mathare North, where illegal and dangerous structures have sprouted unabated.”

The KACC team further established that the Council does not carry out stage-by-stage inspections of buildings. In many cases, inspection is only done for the purpose of issuing occupation certificates after completion of construction. According to the KACC report, many contractors do not adhere to the building codes and regulations. They end up being subject to extortion by Council officers in order to cover up and fraudulently issue them with occupation certificates. As a result, most developments in the City are now condemnable buildings, as they do not meet the expected safety standards.

Mismanagement of public funds

The Council is also responsible for managing the Local Authority Service Delivery Action Plan (LASDAP). This is a community development program funded through the Local Authority Transfer Fund (LATF). LASDAP was established in 2001 to enable Local Authorities to enhance community development through local community participation. Unfortunately, the program success has been hindered by mismanagement of funds and poor implementation of projects.

The KACC report blames Councillors for major inefficiencies and lack of consideration for the needs of the community. Community members are often not aware of these funds and are therefore not consulted on their project needs by their elected representatives (I have talked to many residents of Kileleshwa during my ground campaigns and I can attest to this). The result is that LASDAP funds are not optimally utilized based on the approved budgets.

According to the City Council of Nairobi LASDAP 2006-2007 report, Westlands constituency had only spent 10.65% of the funds provided for the years 2002-05. That is, out of Ksh. 71 Million that had been provided to carry out community projects, only 7.5 Million had been utilized to date. This is quite astonishing considering the myriad of community needs that could have been met through these funds.

Shocking accounting systems

The KACC team noted that the City Treasurer is not keen on maintaining proper books of accounts that will facilitate preparation of final accounts. For example, the Council does not maintain cashbooks, journal books, creditors and debtors’ ledgers, nominal ledgers, fixed assets registers, among other vital books of accounts. Unbelievably, the final accounts produced by the Council are therefore based on estimates and guesswork!

The report further reveals that the Council operates 20 bank accounts. Incredibly, no cashbook is maintained for any of these accounts! Consequently, no bank reconciliations are produced. “This is despite the fact that the Council has more than 22 qualified accountants with the bank reconciliation sub-unit having two qualified accountants,” says the report. The really horrible part comes when the investigation team indicates in their assessment that “the City Treasurer and the responsible Chief Accountant have deliberately avoided maintaining the cash books and preparing the bank reconciliation statements.” One therefore cannot verify the receipts and payments of the Council, hence creating a major loophole for misappropriation of Council funds.

The KACC reports reveals that the Nairobi City Council accounts had not been audited since 2000-2001 financial year, at the time of the investigation early last year. Despite issues raised by the auditor general for previously audited accounts, successive Town Clerks and City Treasurers have not taken measures to address these concerns. As a result, there has been continued deterioration in financial management of the Council.

There are many other cases of gross mismanagement documented in this report from all Council departments. What clearly emerges is a picture of a Council tottering under its own weight of incompetence, mismanagement and corruption. You have to read the report to comprehend the enormity of what I’m talking about.

There were times the KACC team found such glaring evidence of outright theft by Council staff that they had to cease their work and arrest offenders on the spot. During a surprise cash count at the main cash office, the KACC team caught the Chief Cashier with Ksh. 866,000/= stuffed in his pockets.

Inquiries revealed a well-organized racket of cashiers, internal auditors, employees of Nairobi Water Company limited and some senior management officials at the Council colluding to defraud the City Council of millions of shillings on a daily basis. This style of management is totally unacceptable for a Capital City that claims to be a regional hub of commerce and investment.

13 Year old british boy becomes father

It’s just in January 2009 that we heard a Californian woman giving birth to 8 babies at the same time.Now a 13-year old British boy who doesn’t even know how much nappies cost,has turned out to be a father to 7lb 3oz Maisie Roxanne.

The sun has reported the news:

”Baby-faced Alfie, who is 13 but looks more like eight, became a father four days ago when his girlfriend Chantelle Steadman gave birth to 7lb 3oz Maisie Roxanne.”

The pair kept the pregnancy a secret until Chantelle's mother discovered what was going on at 18 weeks after noticing her weight gain. Alfie was only 12 when Chantelle concieved but they decided against an abortion.

Chantelle and Maisie were released from hospital yesterday and will be living with her family who are supported by welfare payments.

The Sarova Stanley Hotel nairobi

Located on the corner of Kimathi Street and Kenyatta Avenue, the new Stanley Hotel has been a central landmark of Nairobi Kenya since 1906. It was first opened to cater to the needs of Kenya’s fledgling railroad staff. Today it can accommodate more than 400. It is the most centrally located of all Nairobi Hotels in Kenya for business travelers.

Over the years, young travelers have made a tradition of visiting the hotel’s famous sidewalk Thorn Tree café. The young Ernest Hemingway and other famous travelers liked to talk and people watch there. The café today does not live up to the romance of its history. However messages, which sometimes wait months for pick-up, are still fastened to the trunk of the café’s live thorn tree spreading its branches above.

Compared to the size of this Kenya hotel, the Sarova Stanley’s lobby seems abit crowded with guests coming and going. There are dark leather furnishings and wood paneling. However, the place feels lively, and the rather dim corridor beyond reception beckons with glass shop fronts displaying fine jewelry and gifts.

On the first floor, the safari Bar overlooks the colorful crowds of Kenyatta Avenue through floor to ceiling glass walls. You feel you are suspended in the air. The Tate room, the hotel’s main restaurant, serves an a la carte menu and is open for lunch and dinner. The grand ballroom has been recently redecorated.

There is a wide range of room sizes in the hotel. A much needed refurbishment of rooms has recently been completed.

High on the fifth floor of the Nairobi Kenya hotel with views over Nairobi is a strikingly tiled swimming pool, large enough for recreation and laps.

Six eighty Hotel- four (4) star Nairobi

This hotel in Nairobi Kenya, built in 1972, has 340 rooms on 10 floors. It recently got a face lift. The hotel is rather business oriented with linoleum and carpeting. Guests may use the pool at the boulevard hotel, as there is none at the “Six eighty.”

The Landmark Hotel-Four (4) star Nairobi Hotel

This is the Nairobi –based Hotel and is located in the suburb of Westlands, only a few minutes drive from downtown. It is a fairly middle-of –the –road tourist and business hotel in Nairobi Kenya. It has recently been refurbished, given a new name (it was previously Jacaranda Hotel) and a large, attractive new restaurant has been added. There is a swimming pool set in quiet attractive gardens and facilities for mid-sized conferences. Westlands has many shops and a selection of restaurants. There is a hotel shuttle bus to downtown Nairobi. This is the only hotel in Nairobi worth the budget rates.

Boulevard- Four (4) star Nairobi hotel

This hotel in Nairobi quiet river frontage is located right at the foot of Museum Hill; this no-frills Kenya hotel is only 10-minute walk to the city center. It has 70 small guest rooms on three floors, each with ensuite bathroom and private balcony. Public areas are furnished in a functional ‘50s style. There are conference facilities. The Nairobi Hotels gardens overlook the Nairobi River on one side, and rooms with garden view are less noisy than those on the street side. The boulevard has a pool and a tennis court.

But now, he’s got just one mission left for George W. Bush - to fly him home to Texas on Tuesday as the former president. The aircraft will be the familiar 747-400 that routinely serves as Air Force One, but that won’t be its radio call-sign on Tuesday afternoon, since Mr. Bush will be out of office. The flight home is a military courtesy to the former commander-in-chief.

“It’ll end the president’s term in office and it’ll also end my tenure at Air Force One,” said Tillman in a radio interview with CBS News.

After flying Mr. Bush to every state in the country but Vermont, and on 49 foreign trips to 75 countries, many of them more than once, Tillman will be ending his 30-year career in the Air Force.

Bush nominated him for promotion to brigadier general, but the Senate Armed Services Committee never took action on it.

So the modest and soft-spoken Tillman will be leaving the military for a pilot’s job in the private sector. He concedes that “nothing will compete” with the experience of piloting Air Force One.

“I’ll have tremendous memories of growing up as a lieutenant and working my way to be President Bush’s pilot,” he said.

Uk Immigration Gets Trickier

On 27th November 2008, the UK Border Agency (UKBA) introduced Tiers 2 and 5 to the Points Based System (PBS) joining the up and running Tier 1 category, which incorporates General Migrants, (formerly the Highly Skilled Migrant Programme), Investors and Entrepreneurs, (formerly businessmen, investor and innovator). The UKBA is expected to roll out Tiers 3 & 4 in 2009.

Tier 2 now incorporates the Sponsored Skilled Worker category (formerly the Work Permit Scheme), whilst Tier 5 establishes the Youth Mobility Scheme (replacing in part the Working Holidaymaker).

The new Tier 1-5 immigration categories are part of the fundamental shake up by the UK Government of the UK immigration laws. The new categories are designed to provide a more transparent and simplified UK immigration system.

The UK waived goodbye to a number of previous immigration categories, including:

the Work Permit Scheme;
the Training and Work Experience Scheme (commonly known as TWES);
working holidaymaker;
businessman;
innovator;
investor; and
retired person of independent means.

For some of these categories, an equivalent has been introduced under the PBS, for example the investor, businessman and innovator are now incorporated under the Tier 1 category as Investor and Entrepreneur.
